If you answer yes to these three, you almost certainly have a claim.
You rent from a social landlord
Newcastle City Council, YHN, or a housing association (Karbon, Home Group, Bernicia, Places for People, etc.).
You reported the problem
You told your landlord and gave them a reasonable chance to fix it — by phone, email, app or in writing.
It's still not fixed (or was too late)
The disrepair is ongoing, or it took so long to fix that you suffered damage, illness, distress or financial loss.
Every type of housing disrepair, handled properly.
We pursue compensation for the impact the disrepair has had on you, and we apply for a court order making the landlord carry out the repairs.

Compensation is usually calculated as a percentage of the rent you paid while the disrepair existed — typically 25% to 50%, with severe cases going higher.
On top of the rent-based award, you can claim for damaged belongings, additional bills (heating a damp flat costs more), personal injury where damp or mould has affected your health, and the inconvenience and distress caused.

No upfront fees. No hourly bills. No hidden charges. If we don't win, you pay nothing — we mean that.

Independent property survey
An RICS-qualified surveyor visits your home and documents the disrepair. No cost to you under our no win, no fee agreement.
Letter of Claim to your landlord
We send a formal Letter of Claim under the Pre-Action Protocol. Your landlord has 20 working days to respond.
Settlement (most cases) or court
The vast majority settle within 6-12 months. If yours needs court, we fight it — still no win, no fee.
We don't do this by the hour. We do it properly.
Newcastle City Council has publicly warned tenants about claims companies that bury fees in long contracts. We are regulated solicitors — not a call centre — and our agreement fits on one page.
- Newcastle-based solicitors — we know the local stock, the local landlords, and the Ombudsman's findings against them
- Regulated by the SRA under number [56431]
- We act only for tenants — never for landlords or property managers
- Free property inspection arranged with an RICS surveyor where needed
- Pre-Action Protocol followed correctly so your case isn't thrown out on a technicality
- Honest assessment — if you don't have a case, we'll tell you on day one
Across Newcastle and 40 miles of the North East.
Wherever you rent — from the Byker Wall to Bishop Auckland, from Whitley Bay to Hexham — we're a phone call away.
Trusted by Newcastle tenants who'd been ignored for months.
"The council had been ignoring me for three years about the mould. Within six months they'd settled for £6,800 and done every repair. I should have called sooner."
"I was worried about eviction but they reassured me that's not allowed. The surveyor came out within two weeks and I had a settlement by month eight."
"Plain English the whole way through. No solicitor jargon. They called me every step and the settlement covered the mattresses and my son's nebuliser."
The four things everyone asks first.
Can my landlord evict me for making a disrepair claim?
No. It is unlawful for a social landlord to evict you simply for exercising your legal right to claim disrepair. Specific retaliatory-eviction protections apply to assured-shorthold tenants (under the Deregulation Act 2015), and social tenancies have stronger protection still. We explain your protections in detail on our eviction fears page.
I have rent arrears — can I still claim?
Yes. Rent arrears do not cancel your right to a habitable home. The two issues are legally separate. Arrears may be set off against any final settlement but they do not stop the claim from succeeding. See our rent arrears guide for detail.
How long does a housing disrepair claim take?
Most claims settle within 6 to 12 months. Straightforward cases settle faster; cases that end up in a court hearing can take longer. We follow the Pre-Action Protocol strictly so your case isn't delayed by procedural issues.
How long do I have to claim?
Six years from when the disrepair started for the property damage and discomfort element, and three years for any personal injury element (such as asthma caused by mould). Earlier disrepair can often still be claimed if it's ongoing. See our time limits guide for the full rules.
Do I really pay nothing if I lose?
Yes. Under our no win, no fee agreement you pay us nothing if we don't win. We arrange After-The-Event insurance to cover your landlord's costs if we lose — you pay the premium only if you win, taken from your compensation. Our no win, no fee page shows you exactly how the numbers work.
